How often do I need an EICR for a rental property?

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, landlords must have an EICR carried out at least every 5 years. However, if the previous report recommends an earlier re-inspection date, you must follow that recommendation. The EICR must be in place before a new tenancy begins and renewed before it expires.

Local authorities can impose financial penalties of up to £30,000 per breach for landlords who fail to comply with the electrical safety regulations. They can also arrange for an EICR to be carried out at the landlord’s expense and require remedial works to be completed. Non-compliance can also affect your ability to use Section 21 eviction notices.

What if my property fails the EICR?

If the EICR identifies C1 (danger present) or C2 (potentially dangerous) codes, you are legally required to complete the remedial work within 28 days, or sooner for C1 issues which indicate immediate danger. We can carry out all remedial works and re-test the property so you receive a satisfactory certificate. We issue EICR certificates within 48 hours of the inspection, and often the same day. If the property passes with no issues, you’ll have your certificate emailed to you promptly. If remedial work is needed, we’ll provide the initial report immediately so you know exactly what’s required, then issue the final satisfactory certificate once the work is complete.

Can you work around my tenants’ schedules?

Yes. Access can be tricky with tenanted properties, so we offer flexible scheduling including evenings and weekends. We're happy to contact tenants directly (with your permission) to arrange a time that works for them.

How does the compliance subscription work?

Our compliance subscription is a 12-month rolling plan where we manage all your electrical compliance needs for a fixed monthly fee per property. Services are scheduled across your contract period — we don’t do everything in month one. This ensures efficient delivery and keeps your properties on a rolling compliance calendar. After the initial 12 months, the subscription renews monthly and can be cancelled with 30 days’ notice. If you cancel within the first 12 months, an early termination fee applies equal to the difference between your subscription rate and our standard retail pricing for any services already delivered.

What’s the difference between the subscription and portfolio EICR pricing?

Portfolio EICR pricing is a one-off service — you pay for all your EICRs upfront with a bulk discount (up to 15%), and we schedule them all within a short window. The compliance subscription is an ongoing monthly plan that covers EICR, PAT testing, and (on higher tiers) emergency lighting testing, spread across the year with proactive scheduling, certificate management, and automated reminders. The subscription is ideal if you want hands-off compliance management; portfolio pricing is better if you just need EICRs done now.
