The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 set out clear requirements for landlords.

EICR Before New Tenancies

You must have a valid Electrical Installation Condition Report in place before the start of any new tenancy. The report must be carried out by a qualified and competent person registered with a recognised scheme such as NAPIT.

Inspections Every 5 Years

Electrical installations in rental properties must be inspected and tested at least every 5 years. If the report specifies an earlier re-inspection date, you must follow that recommendation. Records must be kept for the duration of the tenancy.

Penalties up to £30,000

Failure to comply can result in financial penalties of up to £30,000 per breach from your local authority (rising to £40,000 from late 2025). Non-compliance also affects your ability to serve Section 21 eviction notices and can lead to enforcement action requiring works at your expense.

Use this checklist to ensure you meet all your electrical safety obligations as a landlord.

Before a New Tenancy

  • Obtain a valid EICR before the tenancy begins
  • Ensure all remedial works (C1 and C2 codes) are completed
  • Provide a copy of the EICR to tenants before they move in
  • Install interlinked smoke alarms on every floor
  • Install carbon monoxide alarms where required

During the Tenancy

  • Renew the EICR at least every 5 years
  • Carry out any remedial work within 28 days of the report
  • Provide the updated EICR to existing tenants within 28 days
  • Respond promptly to any tenant-reported electrical issues
  • Maintain smoke and carbon monoxide alarms in working order

Record Keeping

  • Keep copies of all EICR certificates for the property’s lifetime
  • Retain records of all remedial work and electrician qualifications

If remedial work is needed, we’ll provide the initial report immediately so you know exactly what’s required, then issue the final satisfactory certificate once the work is complete.
Yes. Access can be tricky with tenanted properties, so we offer flexible scheduling including evenings and weekends. We're happy to contact tenants directly (with your permission) to arrange a time that works for them.
Our compliance subscription is a 12-month rolling plan where we manage all your electrical compliance needs for a fixed monthly fee per property. Services are scheduled across your contract period — we don’t do everything in month one. This ensures efficient delivery and keeps your properties on a rolling compliance calendar. After the initial 12 months, the subscription renews monthly and can be cancelled with 30 days’ notice. If you cancel within the first 12 months, an early termination fee applies equal to the difference between your subscription rate and our standard retail pricing for any services already delivered.
Portfolio EICR pricing is a one-off service — you pay for all your EICRs upfront with a bulk discount (up to 15%), and we schedule them all within a short window. The compliance subscription is an ongoing monthly plan that covers EICR, PAT testing, and (on higher tiers) emergency lighting testing, spread across the year with proactive scheduling, certificate management, and automated reminders. The subscription is ideal if you want hands-off compliance management; portfolio pricing is better if you just need EICRs done now.
