Electrical Installation Condition Reports
An EICR (Electrical Installation Condition Report) is a thorough inspection and testing of your property's electrical installation. It identifies any damage, deterioration, defects, and dangerous conditions that could pose a safety risk. Since April 2021, landlords in England are legally required to have a valid EICR for all rental properties before new tenancies and every 5 years thereafter.

Common Questions
A typical residential EICR takes 2-4 hours depending on the number of circuits and property size. A studio or 1-bed flat usually takes around 2 hours, while a 4-5 bedroom house may take up to 4 hours. We'll confirm the expected duration when you book.
For rental properties in England, landlords must have a valid EICR every 5 years or at each change of tenancy. For homeowners, it's recommended every 10 years or when buying/selling. Insurance companies may require an EICR, particularly for older properties.
