Electrical Installation Condition Reports

An EICR (Electrical Installation Condition Report) is a thorough inspection and testing of your property's electrical installation. It identifies any damage, deterioration, defects, and dangerous conditions that could pose a safety risk. Since April 2021, landlords in England are legally required to have a valid EICR for all rental properties before new tenancies and every 5 years thereafter.

Our NAPIT registered electricians carry out full testing in accordance with BS 7671:2018 standards. We test all circuits, check earthing and bonding, inspect the consumer unit, and identify any obsolete or non-compliant equipment. You'll receive a detailed report with any issues clearly explained and categorised by urgency: C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation needed).

With our online quote builder, you can get a fixed price based on your property size, pay securely online, and schedule your inspection at a time that suits you. We offer flexible appointments including evenings and weekends, with certificates issued within 48 hours of your inspection.

Common Questions

A typical residential EICR takes 2-4 hours depending on the number of circuits and property size. A studio or 1-bed flat usually takes around 2 hours, while a 4-5 bedroom house may take up to 4 hours. We'll confirm the expected duration when you book.
For rental properties in England, landlords must have a valid EICR every 5 years or at each change of tenancy. For homeowners, it's recommended every 10 years or when buying/selling. Insurance companies may require an EICR, particularly for older properties.
Issues are categorised as C1 (danger present - immediate action required), C2 (potentially dangerous - urgent remedial action required), C3 (improvement recommended), or FI (further investigation required). We'll explain all findings clearly and provide a quote for any necessary remedial work. For landlords, C1 and C2 issues must be resolved before a satisfactory EICR can be issued.
Yes, our EICR certificates are issued by NAPIT registered electricians and are accepted by all major insurance companies and mortgage lenders. You'll receive both digital and paper copies for your records.
For minor issues, our electrician can often provide a quote and complete repairs during the same visit, subject to your approval. For larger remedial work requiring parts or additional time, we'll schedule a return visit at your convenience.
